PRODUCTS PROVIDED:
GEA - Gross External Area is the area of a building measured to the outside face of the perimeter wall at each floor level.
GIA - Gross Internal Area is the area of a building measured to the internal face of the perimeter walls at each floor level
NIA - Net Internal Area is the most widely used discipline of Area Surveys but depending on the requirements of clients it may be necessary to undertake GEA’s and GIA’s.
IPMS - International Property Measurement Standards:
IPMS1 - The sum of the areas of each floor level if a Building measured to the outer perimeter of external construction features and reported on a floor by floor basis.(equates closely to GEA)
IPMS2: OFFICE - The sum of the areas of each floor level of an office building measured to the internal dominant face and reported on a component by component basis for each floor of a building. (equates closely to GIA)
IPMS3: OFFICE - The floor area available on an exclusive basis to an occupier, but excluding standard facilities, and calculated on an occupier by occupier or floor by floor basis for each building (equates closely to NIA)
ITZA: RETAIL ZONING - meaning 'area in terms of Zone A'. Zoning is a standard method of measuring retail premises to calculate and compare their value. It is used by both public and private sector surveyors.
